When inspecting the Exterior we will:
Inspect the exterior surfaces, excluding shutters, and screening, awnings, and other similar seasonal accessories; exterior doors excluding storm doors or safety glazing; windows excluding storm windows and safety glazing; attached or adjacent decks, balconies, stoops, steps, porches, and their railings; vegetation, grading, drainage, and retaining walls with respect to their immediate detrimental effect on the condition of the residential building, excluding fences, geological and/or soil conditions, sea walls, break-walls, bulkheads and docks, or erosion control and earth stabilization; attached or adjacent walkways, patios, and driveways; and garage doors including automatic door openers
We will describe exterior wall surface type and material.
We will check to determine if the exterior surface is EIFS (Exterior Insulation and Finish Systems). EIFS is usually a serious problem.
You must attend our inspections to see for yourself as the grounds, exterior, roof, structure, electric, heating and air conditioning, plumbing, bathrooms, kitchen and interior are carefully inspected. This is the ideal time for you to learn about your new home and have your questions to ask during a home inspection and walk through home inspection checklist questions answered.
EXTERIOR WALLS, WINDOWS, & DOORS MAINTENANCE GUIDE FOR HOME OWNERS
Check bricks or blocks for cracked mortar or loose joints.
Check siding for loose or missing pieces, lifting or warping, or any sign of mildew.
Check painted surfaces for paint failure (peeling, chipping, blistering, chalking), water damage, or mildew.
Examine all trim for tightness of fit, damage, or decay.
Check the condition of caulking where two different materials meet, such as where wood siding joins the foundation wall, at inside corners, and where window and door trim meets the siding.
Check the windows for cracked or broken glass, loose putty around the glass panes, holes in screens, and evidence of moisture between pane and storm windows.
Check that windows and doors close properly. Examine all hardware on windows and doors, and lubricate moving parts.
Check weather stripping on windows and doors for damage and tightness of fit.
Make sure that all window and door locks work properly. Each exterior door should have a one-inch deadbolt lock for safety.
